RE: Park West Commerce Center Block 2, Lot 1R & 2R (Paragon Group II)
Dear Mr. Powell:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide a 30' inside radius and a 50' outside radius in the fire lanes.
2. Label sheet C-1.1 as a paving/dimensional control plan sheet.
3. Provide A.D.A. ramps at all driveways.
4. Provide a letter requesting a variance to the Subdivision Ordinance for deletion of lime
stabilization along with geotechnical data showing an alternative pavement design.
5. On the overall dimension plan show location of the fire lanes.
6. Two grate inlets shown on the drainage plan are collecting more drainage than their
maximum "Q" grate capacity which therefore will cause the truck loading areas to stand in
water. Delineate the area of inundation. This area of inundation must not occur in the fire
lanes.
7. Concrete collars must be provided at all storm drainage pipe size changes.
8. The top of pipe for line "ST-4" around station 11 +00 is very shallow and appears to be
in the paving subgrade.
9. The following comments need to be addressed regarding the off-site drainage plan and
profile line "ST-l".
a. Show all existing utilities in profile view.
b. Indicate the locations of traffic signal loops and provide a note stating "need to contact
Per Birdsall at (972)304-3545 before beginning work" and a note stating "any damage
to traffic loops must be repaired by the contractor". Also, there appears to be a conflict
with traffic controller box and traffic signal post.
c. There could be a conflict with the proposed drainage system with the future sanitary
sewer line for the property at the corner of Southwestern Blvd. and Belt Line Road.
This may require a sanitary sewer stub-out to be extended to the west side of the
drainage system to insure sanitary sewer service can be provided.
d. A traffic control plan for the installation of the drainage system in Southwestern Blvd.
must be provided. One lane of traffic each direction must be maintained all times.
e. What happens to the Photenia hedges in this area?
10. The City is currently in the process of designing a 12" water line to be constructed on the
west side of Belt Line Road from Southwestern Blvd. south to Airline Dr. The proposed
storm drainage system needs to be coordinated with the proposed water line. Also, provide
preliminary elevations for proposed on-site drainage system for the future, last phase (see
sheet C3-6) which is to be connected to the drainage system in Belt Line Road.
11. A 20' drainage easement for the off-site drainage system needs to be provided before the
construction plans are approved.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
