RE: ParkWest Commerce Center (Paragon Group), Block 2 Constnlction Plans
Dear Mr. Koch,
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide a title sheet with the name of the development and the legal description of the
property. Also include an index of sheets, vicinity map, the name and address of the
developer and engineer.
2. Provide a copy of the final plat.
3. The number of parking spaces between landscape islands exceed the maximum number of
spaces. The maximum number of spaces allowed between landscape islands is 12 as per
the City of Coppell Zoning Ordinance.
4. All water meters and vaults need to be located in an easement. They can be located in the
right-of-way as long as their location does not conflict with the location of future sidewalk.
5. The maximum allowable driveway width is 40'.
6. Roll-down curbs must be provided at all driveways for future A.D.A. ramps.
7. Offsite grading easements will be required around the perimeter of the property.
8. Indicate on the plans what type of erosion control is to be used on the property i.e. silt
fence.
9. Provide concrete rip-rap at outfall structures located in the ditch on the west side of
property.
10. Provide a drainage computation sheet showing a table of all calculated Q values and
cumulative flows.
11. Need to locate and verify all existing sanitary sewer manholes.
12. On the Drainage plans, two proposed grate inlets have a Q value higher than the design
capacity which leads me to think that water will pond around these inlets. This cannot be
allowed in the fu:e lanes.
13. A drainage easement needs to be provided for drainage system on the north side of
development.
14. Some sections of storm drainage lines "ST-l" and "ST-2" appear to be located in the
subgrade of the proposed paving. This could create some problems. These drainage
systems should either be lower or located outside of the paving sections.
15. All utilities crossing within 24" of each other need to be concrete encased.
16. Utility easements need to be provided for the proposed sanitary sewer lines between phases
I & II, and phases II & III.
17. Wastewater access devices need to be provide on all 6" sanitary sewer services (See sheet
C.- 3.3). Contact Utilities Division for specifications.
18. Provide the depth of existing 48" ReP located in Airline Dr. at the points where the
proposed waterlines cross to tap into the existing 8" waterline on the south side of Airline
Dr.
19. All bores to be dry bores.
20. Has the 8" sanitary sewer line on the westside of development already been abandoned or
are you proposing it be abandoned with this development?
21. All concrete paving to be on 6" of stabilized subgrade and reinforced with #3 rebar. Make
changes to pavement section on page C-5.1.
22. Refer to the City of Coppell pipe embedment standards for all water, sanitary sewer and
drainage pipe installations.
23. Only ReP will be allowed in the right-of-way or easements. Need to remove note 6 on
Sheet C-5.1.
24. All joints to be silicone sealed.
25. Provide a note to clean out all trees and debris in drainage channel on the westside of the
Development.
There are various other minor comments throughout the plans. Once these comments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
