Topics Discussed/Decisions Reached: The purpose of the meeting was to review site plan
and platting requirements in order to obtain building permit for Phase I.
The site is currently platted as a lot as part of a plat of the area north of Airline
Drive prepared by Albert Halff.
Because of the fact that this site is currently a lot, no plat or site plan review will
be required to obtain a building permit.
3. Fire Service Easements, which will be required for the site, will be dedicated by
separate instruments.

A Correction Plat may be required to correctly show a drainage easement. This
plat, upon submittal of the City, would show the water vault easements described
above with their recording information.
Utilities and drainage facilities which may be required to be public in the future,
(i.e. when the lot is subdivided) shall be designed and constructed in accordance
with City standards. The City will be able to accept these facilities in the future.
this would be required if the overall lot were to be subdivided into separate lots for
each building.
Upon further review it was determined by Pacheco Koch that the drainage easement which
was shown incorrectly was dedicated by the original plat of the subdivision filed in 1990.
In order to file a correction plat on this subdivision, the entire platted area may need to
be included in the correction plat and signatures be obtained from all owners involved, the
may turn out to be a more significant problem than originally thought.
