Dear Don,
This letter is to inform you that your request for application of a
preliminary plat., for Park West Commerce Center, was recommended for
approval by the Coppell City Council, on January 9, 1990.
Per our telephone conversation of January 18, 1990, you have
that your submitted final plat application package i

Engineering plans for this plat, which are a vital part of tb
submission were not included in your submittal, and is therefore
iunacceptable. Further, Shohre Daneshmand,. Civil Engineer, and I had
previously requested that you submit the engineering plans to the Public
Works Department, prior to submission of the final plat application to the
Planning Department.
Once again, we strongly encourage you to submit copies of
engineering plans to the Public Works Department. The purpose
review is to permit the City Engineer to determine whether the tentative
engineering plans are sufficient on their face to be considered for final
plat review by City staff, the Planning and Zoning Commission and the
City Council. You would thus avoid disapproval because of some
technicality, which could result in delaying the final plat for another
month. Since your final plat will not he reviewed by the Development
Review Committee (DRC) this month, we urge you to visit with our
Engineering Department to expedite your final plat once it is placed on
the DRC agenda; possibly next month.
In order to comply with the City's requirement to take action on a plat
within thirty (30) days of application, the final plat will be placed on
the Planning and Zoning Commission agenda. Staff will; however, recommend
denial, and the final plat application may be resubmitted at a later
date.

I do not have a copy of the Final Plat for this addition for review. Easements
were requested on the preliminary plat for GTE, unable to check. [ also need
a copy of the site plan for the building now under construction in this addition
which shows the location of entrance conduit for GTE facilities into the bldg.
