As per our conversation today I am formally submitting the following concerns to the
Park West Commerce Center Development on behalf of Santa Fe Pacific Realty
Corporation:
On the previous final plat for the Park West Commerce Center Development
(Formerly Gateway Park at Coppell) the previous owner agreed to participate
in the proposed drop structure on Grapevine Creek. As one of the future
participants in the cost of this structure Santa Fe Pacific Realty is concerned
that the City is aware of this agreement and that appropriate measures are
taken to insure the participation of all property owners affected by the
Grapevine Creek channelization.
The storm sewer system beginning at the existing intersection of Freeport
Parkway and Southwestern Drive and continuing east along Southwestern
Drive is currently undersized and is planned to be improved as part of the
Park West Commerce Center Development. This portion of Southwestern
Drive is being drastically realigned which would possibly eliminate the existing
100 year overflow for this system to Grapevine Creek. Per our recent
conversations with Mr. Don Davis, the engineer for the Park West Commerce
Center Development, it is our understanding that Mr. Davis is currently in the
process of designing this system to meet the current City of Coppell standards.

We also understand that the City is working with Mx. Davis to allow the final
design drawings to be completed as the final plat is being processed. We are
confident this issue will be resolved during this process. We do not have any
cone. em with the previously discussed realignment or abandonment of
Southwestern Drive. It is our intent to document this concern and to request
that the city address this issue so that adequate storm sewer capacity is
provided for this area.
