The following items are responses to your comments on the Park West Commerce Center
SPEC II Warehouse site:
When comparing to Don Davis' drainage area map (October 90) and storm sewer
plans (July 90) for this area, the final plans for the SPEC II site add an additional
6 cfs to the proposed system. According to the plans designed by Don Davis this
system is in partial flow from Grapevine Creek to a manhole in Airline Drive. At
that point the hydraulic grade line of the system is at the top of pipe. As
designed, the proposed system can handle the additional inflow from the SPEC II
site.
The area which drains the south end of the site along Wrangler Drive will be
handled by means of a drainage ditch. The flow will be intercepted by a ditch
located at the south east access drive. When Wrangler Drive is improved this
runoff will be intercepted by a storm sewer and conveyed to North lake. Current
drainage patterns for the unimproved site contribute 11 cfs, which is now being
picked up by an existing ditch along Wrangler Drive. The existing ditch will be
enlarged to handle the additional runoff of 3.5 els.
Plans submitted by Winkclmann & Associates for Toyo Tire show a much smaller
drainage area for the SPEC II site. A more recent (October 90) and revised
drainage area map prepared by Don Davis increases the SPEC II Drainage Area
which drains through the Toyo site.
I am also including an additional drainage area map with my plans which show the SPEC
II site in relation to the overall site drainage. If you have any questions please do not hesitate
