Dear Ms. Holt:
As we have discussed, I am in possession of the Replat of Blocks 5, 6 and part of 7,
Park West Commerce Center for the property to the subject transaction (the "Replat").
Pursuant to instructions from the City of Coppell, I am permitted to release the Replat to
you only upon the receipt of a check for $48,730.00 which represents a fee payable to the
City of Coppell for improvements to Wrangler Drive, a street adjacent to the subject
property (the "Escrow Funds").
Consequently, upon receipt of the Escrow Funds, we will tender the Replat to you
with the instruction that the Replat be recorded in the Dallas County Real Property Records
prior to the recording of the deed whereby Park West Commerce Center, LLC, conveys the
subject property.
