Re: Certificate of Occupancy for the IBM Call Center
Dear Sir:
Per our telephone conversations on the above referenced project, please find enclosed a copy of a
City of Coppell receipt for the amount of $57,125.00 to be placed in escrow until the landscape is
installed and accepted by the City. This will allow Prentiss Properties to seek a Certificate of
Occupancy for our project and ultimately allow' our tenant to move in.
As discussed, the recent water conservation measures have prevented Prentiss Properties from
completing installation of our landscape. At the City's request, we are placing 110% of the value
of the work remaining in escrow with the City as guarantee the work will be completed.
The work remaining list is as follows:
· Installation of ground cover such as Gulf Stream Mandina, Nellie R. Stevens, Leatherleaf
Mahonia, Dwarf Buford Holly, Dwarf Wax Myrtle, "Big Blue" Liriope, Trumpet Vine, Coral
Honeys Suckle, seasonal color and hydro-mulched Bermuda grass.
· Final grading and installation of lateral lines and sprinkler heads on the Belt Line median cut
in front of our project. I anticipate that work to be completed by Friday and no later than
Monday, August 3, 1998.
· Replacement of trees with like, per the City of Coppell's requirements, removed in the
median as a result of the installation of the mm lane. These trees will be replaced this fall
when weather conditions permit transplanting trees.

We anticipate installation of our landscape on September..15, 1998-or-earlier if-allowed by. khe
City of Coppell. It -,;'ill take approximately two weeks to complete installation.
