Dear Mr. Chovan:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. Provide revised plat.
2. On the paving dimensional control plan indicate the radius of all driveways.
3. On the median modification plan, please address the following comments:
a. The left turn lane and deceleration lane should be 12' wide.
b. the subgrade of all paving must be 6" lime stabilized. As an alternate 8" of CTB can be
used in lieu of lime stabilization.
c. Provide a traffic control plan for the work to be done on Belt Line Road.
d. Provide a note on the plans stating work on Belt Line Road should be limited to the hours
between 9:00 a.m. and to 4:00 p.m.
e. Provide detail of button, striping and pavement markers for left mm lane and deceleration
lane.
4. Provide a letter of permission to grade adjacent to Belt line Road on the property to the south
of this development.
5. Additional drainage inlets should be provided on the west side of the development tin the
parking lot. Need to limit drainage areas to Q valves between 10-15 cfs.
6. Indicate how much drainage will be discharges into Belt Line Road.
7. Water vaults need to be located in a utility easement.
8. Fire hydrant locations must be approved by the Fire Marshal.
9. Add additional water valve as indicated on plans.
10. Show location and size of irrigation meter.
11. The proposed 6" sanitary sewer service crosses through the property on the south side. This
needs to be rerouted or a private easement needs to be dedicated to this development.
12. All water taps made into the existing water lines will need to be wet taps.
13. On the erosion control plan, indicate the location of the stabilized construction entrances.
14. ADA ramps need to be provided at all driveways.
15. Provide a drainage computation table showing intensities and coefficients.
16. Provide concrete rip rap at the drainage headwall on the south side of the developmem.
17. Provide a letter to the City stating who will maintain the temporary drainage channel off-site
of this development.
18. Provide storm drainaj? profiles of all storm drainage lines.

~nere are various other minor comments throu~out the plans. Onee these eomments have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
