M.J. Design (Railroad Spur)
Dear Mr. Chovan:
The City of Coppell has received and reviewed the referenced plans and has the following comments
to offer:
1. The railroad at-grade crossing on Southwestern Blvd. shall have lights and crossing gates.
2. You stated to me in a phone conversation that the existing railroad bridge is to be removed,
salvaging some of the existing material and rebuilt to the cross section in the flood study
submitted to FEMA, Case No. 91-06-21R. Please provide a letter supporting the above
comment.
3. It appears as though you are relocating approximately 170 L.F. of sanitary sewer. A
sanitary sewer easement will need to be provided for the proposed 8" sanitary sewer line.
Also, for the section of line to be located under the railroad spur needs to be placed inside
12" encasement pipe.
4. Today there is an 54" RCP located in the 30' railroad easement which discharges into
Grapevine Creek to the north and is stubbed out to the east. Today this storm drainage
system is private. With the proposed railroad spur to be located above the 54" RCP, the
City will not take maintenance responsibility of the drainage system. Therefore, if in the
future, M.J. Design chooses to sell some of their property to the east of their existing
development, the City could not permit the new property owner to connect to a private
storm drainage system.
There are various other minor comments throughout the plans. Once these commems have been
addressed, the marked up plans along with two revised sets of plans should be resubmitted to the
