A sale of 51.3772 acres out of this 100 acre tract is eminent. In discussing the development of the 50 acre tract out of Block 2, the city engineer has Lnd:,cated that there ,.viii be a roadway impact fee assessed in the approximate amo,_m? of $355,806.00. The city engineer has also indicated that a credit of 75% ($266,855.00) of the fee is available because of the acceptance by the City of Coppell of offsite improvements associated with the original development of the tract. As the owner of the property, we hereby make formal application for the impact fee credit due. We have been informed that the City has not yet adopted a form for this application, and we were instructed simply to request the credits by way of letter. If there is anymore information needed, please do not hesitate to contact me at the number above. The timing on this impact fee credit is crucial, as the property is scheduled to be sold in a transaction next week. If this credit is not granted, in all likelihood that sale will not go forward. While I realize such a prompt turnaround might otherwise be difficult to accomplish, this is a City of Coppell March 1, 1996 Page 2 project which has been thoroughly discussed with the City, and the City has already calculated the applicable fees and credits.
