RE: Replat of Blocks 1 and 2, Park West Commerce Center
Dear Mr. Tucker:
I have been contacted by Bill Dahlstrom concerning the escrow cost for Southwestern Blvd.
adjacent to Lots 1, 2 & 3, Block 1 of the Park West Commerce Center. Based on that
conversation, it is my understanding that there will be an agreement forthcoming that will
specifically lay out the terms for the construction of Southwestern Blvd. It is my understanding
that there could be several optioi;s listed in the agreement, one of which would be the payment
of escrow. The question posed to me was: "What would be the escrow amount imposed by the
City if the developer chose to escrow in lieu of constructing the street?". Because it is my
understanding that the developer is responsible for the construction of Southwesten Blvd. from
curb to curb, i.e. the entire street, our current escrow for this street would be $320 per linear
foot of frontage. This number is based on our current escrow charge of $160.00 per foot per
side for a C-4-D street. Again, it is my understanding that there will be an agreement that places
the responsibility for the entire roadway from curb to curb on Prentiss Properties. Therefore,
the escrow would be twice what the standard escrow charge is.
