RE: Park West Commerce Center M.J. Designs
Dear Sir:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. An erosion control plan and a Notice of Intent should be submitted.
2. You may want to reconsider the width of your driveway on the west side of this
development. You are currently showing a 20 foot driveway to service approximately 473
parking spaces.
3. A minimum 24 foot fire lane should be provided around the entire building with fire
hydrants every 300 feet.
4. Based on the contours, it appears as though a portion of the area on the east side of this
development could be carried to the existing 54" stub out in Grapevine Creek when the
property is developed. This would eliminate the need for yet another headwall
connection in Grapevine Creek in the future. It appears as though the 54" was originally
sized to convey water from the south side of Airline Drive. At sometime in the past, the
water was taken in a 60" pipe in a westward direction to Grapevine Creek. I would
request that you reevaluate your design and see if you can accommodate the area to the
east (approximately 9 acres). This most likely will require installing a larger line running
east and west south of the creek and then teeing into it to pick up your onsite water.
5. On sheet STM-1 please notice what portions of the stormdrain system will be private.
Basically, only the portions in the Grapevine Creek drainage area will be public and a
system running east and west on the south side of Grapevine Creek in the northeast
comer of the property will be public.
6. The 100-year water surface should be shown. Also, the grade line should be projected
to the inlet to determine if the inlet will function in a 100-year storm. That information
should be provided at all outfalls.
7. It appears as though additional manholes should be provided along line A of the sanitary
sewer.
8. Notice what portions of the sewer and water system are private as shown on sheet WS-1.
9. The fire lane detector checks should be shown. Also, notice the comment concerning
the domestic and irrigation meters.
10. Please note that Airline Drive should be bored to make the water line connection.
11. Southwestern Blvd. should be bored to make the connection for the sanitary sewer.
12. I realize that a portion of line B is not part of this contract. However, it is being
designed with this contract to show that it will work with these improvements in the
future. I would comment that the grade being proposed for the 10" sewer line is too flat.
This should be reevaluated to determined if additional grade can be obtained in the
system. There is also a portion of sanitary sewer line A that has inadequate cover.
These two items could lead to the need to lower the existing 24* water line in
Southwestern Blvd. so a steeper grade connection can be made to the existing manhole
on the north side of Southwestern Blvd.
There are various other minor comments contained within the plans.
Once all comments have been addressed, the revised set of plans plus the mark-ups should be
provided to the City along with a cover letter that addresses the comments. If you should have
