Dear Mr. Davis:
letter is a follow-up to our meeting on Apri,
This
developer, paving contractor and utility contrato.- =~ Lh~ Fecan
Hollow Addition site. We understand that Doyle Cameron, project
manager for Pecan Hollow Joint Venture, has requested issuance of
building permits to construct model homes and/or construction
trailers on nine (9) lots of the subdivision, prior to final
acceptance of all paving and utility improvements. As the
District Engineer for Coppell M.U.D. No. 1, we concur with the
request from Pecan Hollow Joint Venture to begin construction of
these units only.
Chuck Young, C.W. Young Const. Co., has indicated that their
construction crew, as well as that of the paving contractor, will
expedite completion of the few puchlist items that were
identified during our walkthrough of the project, to the
satisfaction of Coppell M.U.D. No. 1 and the City of Coppell.
In addition, final payment will not be made to the contractor
until the entire subdivision meets the approval of both parties,
and a one-year maintenance is executed warranting the utilities
against defects for a period of one year.
We therefore recommend approval of the request made by Pecan
Hollow Joint Venture to issue building permits and begin
construction on Lots 1 through 6 in Block I, and Lots 15, 16 & 17
in Block G.
Please call me if you have any questions or comments concerning
the Pecan Hollow Subdivision.
Sincerely,
PIERCE-LUNSFORD ASSOCIATES, INC.
