PECAN HOLLOW JOINT VENTUr~ 16250 Dallas Parkway Dallas, Texas 75248 (214)380-S825 April 2, 1991 Ms. Shohre Daneshmand Acting City Manager City of Coppell 255 Parkway Blvd. Coppell, Texas 75019 Re: Pecan Hollow Trees and Grading on North Property Line Dear Shohre: We have completed the construction of the pads in Block "C". The pads have been brought to the FP-464.5. The neighbors are rightfully concerned about the 3' of fill that we have placed against some of the trees. This fill will be removed as we cut the swells between the lots and shape the rear yards. We are attempting to save trees that are between the pads in the swells and those that are close to the front and rear of the house. We have worked with Drees Homes and will coordinate the drainage in order to save the additional twenty-plus trees. As you know, we had to compact in lifts over the complete pad to get the compaction with the heavier equipment. Now, we can clean out around the trees. The grading of the channel will be as we discussed and previously documented. On the property adjacent to Pecan Hollow we are sloping the ditch and the 23' easement on the rear of the lots in Block "C". We also have permission to grade out the bottom of the ditch. The ditch is designed to accommodate 1000 CFS and we are putting 50 CFS from Pecan Hollow into this area. So there is no need to increase the ditch for our development but we want to clean out the area adjacent to Pecan Hollow to beautify the area. We have a meeting with the homeowners Wednesday at 6:00 p.m. and I will explain the fill operation. We are complying to all codes and I feel that we will complete the subdivision in the next few weeks to everyone's satisfaction. Doyle R. Cameron DRC/ma cc: Larry Taylor
