REQUEST: Consideration of a zoning change from (SF-12) Single
Family-12, to (SF-7) Single Family-7.

HISTORY: Subject property was previously used as a tree nursery.
TRANSPORTATION:
Lodge Road is presently a two-lane substandard roadway,
which is in need of improvement. Construction of Lodge
Road along the frontage of this property will be the
resvonsibility of the developers, and will be required
prior to the development of any structure.
SURROUNDING LAND USE & ZONING:
North - SF-12 & TH-l; SF-0 Vacant
East - TH-2 & SF-12; Duplexes & single family
South - SF-12; Vacant & single family structures
West - TC; Vacant
SUMMARY: The applicant's request to change the zoning from (SF-12)
to ($F-7) appears to be premature at this time. A zoning
exhibit has been submitted, but the applicant has not
offered a site plan which would suggest how this
development would affect adjacent tracts. A preliminary
development plan would assist in evaluating this parcel's
impact on its surroundings, it would delineate a
circulation pattern by which staff could better evaluate
potential traffic patterns, and such a plan would suggest
any degree of sensitivity for the natural environment.
Because of the size of this request, its prime location,
and the fact that a zoning change will have immediate
impact on surrounding properties and long term inpact on
the City itself, staff cannot endorse this proposal without
substantially more development information. Therefore,
staff recommends denial of Case #ZC-§25.
