STAFF COMMENTS:
The City of Coppell Engineering Dept. has been contacted concerning the abandonment of an existing 10
foot utility easement on the west side of 342 Walnut Grove Lane. The City has no utilities in this
easement. The franchise utility companies have stated that they have no utilities in the easement and no
plans to utilize the easement in the future. ReMax Real Estate Company has provided a statement of value
of the easement, which is included with this agenda item.

EXPLANATION:
The Engineering Department has reviewed the request and recommends approval of the abandonment of
the 10 foot utility easement. Staff will be available to answer any questions at the Council meeting.

SECTION 1. That the City Council of the City of Coppell, Texas has

and made a pa~ hereof for all pu~oses, is no longer needed or necessa~ for public
pu~oses and should ~, and is hereby, abandoned in favor of Fletcher Cooper,
propc~ owners.
SECTION 2. That there is no market value of ~e said utiliw easement ~g
abandoned.

Being a 10-foot Public Utility Easement located on Lot 24, Block C of PECAN HOLLOW, an
Addition to the City of Coppell, Dallas County, Texas as recorded in Volume 90139, Page 2914
of the Plat Records of Dallas County, Texas, and being more particularly described as follows:
BEGINNING at the Southwest comer of Lot 24, Block C, PECAN HOLLOW, said point being
the Northeast right-of-way intersection of Walnut Grove Lane and Beechwood Lane;
THENCE along the East right-of-way of Beechwood Lane following a curve to the right having a
central angle of 17' 18' 36", a radius of 175.00 feet, a chord bearing of North 09' 35' 46" West,
a chord distance of 52.67 feet, and an arc length of 52.87 feet to a point of tangent;
THENCE continuing along the East right-of-way line of Beechwood Lane, North 00' 56' 25"
West, a distance of 77.13 feet to a point for comer, said point being an intersection of the East

I am requesting abandonment or an encroachment of the utility easement
along the west side of our property as depicted on the attached survey for Lot
24, Block C of the Pecon Hollow subdivision.
The following utilities have been notified and have responded in writing as
requested: TU Electric
GTE
Lone Star Gas
Paragon Cable
This request is required by the City of Coppell in order to begin construction of
a pool that will encroach upon the existing utility easement.
Please submit all attached letters for review at the next City Hall meeting on
the 14th of May, 1996, so we will be able to proceed with construction.

Statement of Easement Value (10' Utility along west side)
Reference the attached survey plat of the subject property, I have determined that there is no market value
to this easement. 'This is primarily due to the fact that this easement runs along the perimeter of the
property adjacem to the street and. therefore, has no 'value usage'.
The easement is not in use by the utility companies at this time as the utilities are currently underground
along the north sidc of the property.

This is to inform you that Lone Star Gas Company does not have any gas mains in the above
referenced utility easement today nor do we plan to locate any gas mains in this easement in the
future. Therefore Lone Star Gas Company does not object to the abandonment of the 10' Utility
Easement as indicated on the attached layout.
