Box 478 RE: PECAN VALLEY ADDITION - REQUEST FOR EARLY RELEASE Dear Mr. Griffin: I am writing at this time to request an early release from the City of Coppell on the following lots in the Pecan Valley subdivision (see attached plat). We requested this release previously and were told by Mr. Larry Davis that we needed to complete the paving of the alley behind the back cul-de-sac. This was done last week, and I met with Mr. Davis and walked the area in question on Tuesday of this week. We are requesting releases on the following lots: Block A, Lots 17, 18, 19, 20, 21, 22, 23 and 24 on Beaver Run Drive. The utilities on this subdivision have been tested and approved, and other than the small alley area recently paved all paving on this cul-de-sac has been completed for some time. The homes constructed at this time will have no residents until the Certificate of Occupancy from the City of Coppell has been received. One of our builders, Westchester Homes, has told us they will be ready to close on a lot on the back cul-de-sac on Friday, April 24th, and will be waiting to hear from our office as to when they may begin construction on the home. In addition, Westchester is holding deposits on several other lots in that cul-de-sac. In the event that the subdivision is not completed, the Everfine/Gateway Partnership does not hold the City of Coppell liable for its decision to release these lots before the entire subdivision is completed. In addition Mr. Bill Anderson of Dan Dowdey and Associates will be contacting you office concerning a final walk-through early next week. The project should receive final approval before the homes on these few lots near completion. Mr. Davis did request a letter be sent to you outlining our intentions on the temporary drainage easements on the adjoining two properties to the south of Pecan Valley (letter enclosed).
