Box 478 Coppell, TX 75019 RE: ZC-552, MacArthur Park Addition Zoning Change Dear Mr. Griffin: The District has been notified that the referenced matter will be considered by the Development Review Committee on February 24 and/or March 3, 1994, to change zoning on the subject land from C (Commercial) to SF-9 (Single Family-9) at the request of Vista Properties, Inc. The District submits the following comments thereon: The District's Interim Report evaluating the capacity of its Denton Creek Trunk Sewer concluded that adequate capacity is available for all land within or served by the District, including the Vista Ridge Project, based on current zoning and development densities. A change in land use which either increases the volume of sewer flow OR increases the flow during peak demand hours will invalidate the conclusion that the District has sufficient sewer capacity. Consequently, unless an equivalent sewer demand reduction is made on other land within the Vista Ridge Project to offset the increase demand caused by the requested zoning change, the District will not have sufficient capacity to meet its sewer capacity obligations. This factor should be considered by the DRC in its evaluation of the subject request or any similar matter involving land to be served by the District's Sewer System. Yours very truly, PWP:bs Paul W.
