1. Please be advised that there are problems with annexing property into the MUD.
Until that has been resolved, there will not be available sewer service.
It is my understanding that the Denton County LID #1 will be maintaining the creek.
Please provide documentation. The documentation should specifically address how
they will access the area. Also, the following note should be placed on the face of
the plat: "NOTE: THE CITY OF COPPELL WILL HAVE NO RESPONSIBILITY
FOR MAINTENANCE OF THE FLOODPLAIN/FLOODWAY AREAS AS
SHOWN HEREON. THE MAIN 1 ENANCE FOR THOSE AREAS SHALL BE

cannot fill any portion of the floodplain. This will affect your ability to construct
the north portion of Brookhollow Circle and also to construct assess to lot 2 and
possibly lot 3 of Block B.
6. Please show the medians and the existing left turn lanes on MacArthur Blvd.
8. The floodplain limits should be tied down on the property lines.
9. Some type of access for creek maintenance should be provided.

5. Phase B Northlake Woodlands East # 10, Final Plat (Resubmittal), located along the
east side of MacArthur Boulevard and north of Bethel School Road, at the request
of Tipton Engineering.
This submittal was what was approved by the Planning and Zoning Commission. It
shows that Bethel School Road will not connect to MacArthur at this time. My problem
is that the plat shows that Condor will connect to MacArthur. This basically means that
Condor will be functioning as a collector road, not a residential road. If any access is
allowed to MacArthur, then it probably should include the construction of Bethel School
to MacArthur.
