1. The perimeter sUeet agreement for Gateway Blvd. needs to be finalized.
2. There is a concern about drainage. The City has recently rec~ved a le~t~r from
an issue that needs to be resolved. Catellus is currently in the process of trying to
get a final plat approved that would eliminate the right-of-way for Southwestern
Drive. This could crea~ problems in the discharge of drainage from the Park 'N
Fly. My reco~ is that neitber the replat of Gateway ~ Pa~ or the
final plat of Park 'N Fly Addition should be finalized until the drainage issues have
minimum of 5 foot in wMth.

2. Please be advised that with a LOMA you cannot fill any portion of the floodplain.
This could affect your ability to build on lot 2, Block B.
3. The floodplain limits should be tied down by metes and bounds description.
4. Some type of access for creek maintenance should be provided.
5. All easements should be shown on the face of the plat.
6. The 15 foot landscape easement, as per the Streetscape Plan, should be shown on
the face of the plat.
7. Erosion protection should be provided at the ends of the cul-de-sac adjacent to
Denton Creek and in the other areas along the creek that are experiencing problems
or that may experience erosion problems.
8. There could be a problem with the construction of a lift station on lot 1, Block B.
We may want to restrict building permits on that lot until the permanent sanitary
sewer improvements are constructed.
