RE: First Construction Review Comments for MacArthur Park
Dear Mr. Mitchell:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. On the final plat, a variance is required for no alleys.
2. On the grading plans, show the flow arrows on the streets and the locations of the inlets.
Also, have all the lots been designated for which type of drainage to be incorporated?
3. On page 5 of the plans, show all flow arrow directions on all the lots, and streets. Also,
show the inlet locations on all the streets. Label the 100 yr. floodplain line.
4. On page 5, a maximum slope of 3:1 can be constructed from the building pad to the creek.
Also, label the common area and remove the building setback line from the grading plans
and the drainage area map.
5. On page 6 of the paving plans, parking islands shall be required if on-street parking is
desired in the cul-de-sac. Also, grade to drain at the end of the headwall to the creek.
6. Brick pavers are required at the subdivision entry driveway approach as per the City of
Coppell Streetscape Plan.
7. On page 8 of the paving plans, show the proposed inlet, headwall and drainage easement
on Northshore Court.
8. On page 9 of the water and sewer layout, label the sewer services as dashed lines for
clarity purposes. Install a 2" blowoff at the end of the water main.
9. A lift station must be constructed for sanitary sewer Line "A" to flow for this project.
Also, the master plan indicates a larger force main is needed to flow south to Deforest Lift
station gravity line.
10. On page 10 of the water and sewer layout, show all drainage easements, R.C.P.'s and
headwalls. Make sure all water and sanitary sewer crossings are at least 24" apart. Also,
install 2" blow offs at the end of all water mains.
11. On page 12 of the sewer profile for line "D", a 2' drop is allowed without a outside drop
required.
12. On the drainage area map, show the flow arrows, the Q from Peninsula to East Flamingo
Way, and all drainage easements.
13. Erosion protection is needed from the headwall to the creek for all the headwalls. Also,
where does the drainage from Northshore Court go?
14. On page 14 of the storm drain plan, all inlets at low points in the street require a minimum
of 10' of opening. Also, the maximum allowable slope is 3:1. Show the 100 yr
floodplain line and drainage easements..
15. On page 15, label the streets and show the 20' drainage easements.
16. On the erosion control plan, include a stabilized driveway at the locations shown on the
plan. Also, provide erosion control and grade to drain at all headwall locations from the
headwall to the creek.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
