RE: Second Landscape Review Comments for Peninsulas of Coppell
Dear Mr. Rhodes:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. On sheet C-I, label the street names correctly. Also, according to the final plat, Old
Demon Creek is located in this vicinity. Show the bridge, creek and the connection from
the sidewalk to the bridge on both sides of MacArthur Blvd, south of the developmem.
2. The city will need a letter of notification from the Demon County Levy District allowing
the construction of the trail and needed maintenance for the trail before the plans are
approved and the project receives a final acceptance. Contact Rick Wieland at 304-3553
for any questions.
3. On sheet C-3, is there going to be any landscaping in the common area ? Also, is the
grade for the hike and bike trail a vertical or superelevation grade? Please specify which
one it is.
4. On sheet LP-1, relabel the streets and remove the trees noted out of the visibility triangles.
5. On sheet L1-1, add a note stating that all irrigation comrollers shall have freeze protectors,
rain sensors, and surge protection devices.
There are various other minor commems throughout these plans. Once these commems have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
