Halff Associates 8616 Northwest Plaza Drive Dallas, TX 75225 RE: Park West Commerce Center, Replat of Lot 3R, Block 8, Phase 1 Construction Plans Dear Mr. Littleton: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a cover sheet showing a vicinity map, the legal description, and name of the developer & engineer. 2. Provide a copy of the replat. 3. Lone Star Gas Pipeline needs to be contacted regardin__g any work over the top of their existing 10" gas line located at the south side of this development. 4. With the construction of Wrangler Drive already under way, the relocation of the two drainage inlets located on the south side of the development needs to be coordinated with the City. Any additional costs with relocation must be paid for by the developer. 5. On the storm drainage plan, show the location of the future storm drainage systems in Phase 2. 6. With the construction of Wrangler Drive, a 12" water line is I~{ng constructed on the south side of Wrangler Drive, with an 8" water line stub out to the southwest corner of this development. It appears this 8" water line stub is probably oversized, therefore, we need to discuss what size water service needs to be provided to this development. 7. On the erosion control plan, show the location of the stabilized construction entrance. 8. The following comments need to be addressed on the Water & Sanitary Sewer Plan. a. Provide additional water valves as indicated on the plan. b. Construct a manhole where the proposed 6" sanitary sewer service connects into the City's 8' sanitary sewer line. c. Make the connection of the fire line into the existing 12" water line instead of the 8" fire hydrant line. d. Public utility crossing within 24" of another public utility must be concrete encased. e. All proposed fireline detector check vaults should be located inside a utility easement. 9. Provide a paving plan showing the proposed thickness of the paving with a 6" lime stabilized subgrade as required in the City of Coppell Subdivision Ordinance. 10. All paving joints shall be silicone sealed. 11. All fire hydrant locations must be approved by the City Fire Marshal, Travis Crump. You can reach him at (9?2) 304-3503. 12. With the construction of Wrangler Drive already under way, all proposed pavement connections to Wrangler Drive should be field verified before construction. 13. Provide concrete collars at all storm drainage pipe sizes changes. There are various other minor commenm throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
