HISTORY: There has been no recent development history on the subject
tract.
TRANSPORTATION: Sandy Lake Road is projected to be a C4D/6 contained within a
100 foot r.o.w. Today it is a two lane asphalt paved road in a 60
foot r.o.w.
SURROUNDING LAND USE & ZONING:
North - single family residential; Planned Development #148
South - developing single-family; SF-7

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable
for low density residential development.

DISCUSSION: The applicant proposes to plat this property into two lots that will
accommodate two residences each on this duplex zoned parcel.
As explained to staff, Lot//1 will accommodate the applicant's
home on the rear portion of the lot, a relatives residence on the
portion immediately adjacent to lot //2. He has provided the
attached sketch plan to delineate one way Lot //1 might be
developed. He was cautioned that access to the northern alley
would not be allowed from Sandy Lake Road and that his sketch
plan would have to be altered. Please note that change has been
reflected in the submitted Conceptual Site Plan. At staff
suggestion, the applicant has provided a note on the plat that
indicates all houses on the property will contain a fully automatic
fire sprinkler system. In addition, the applicant is aware that
access to garage structures for all residences build on either lot
will be from the alley only, and a note so indicating is shown on
the conceptual site plan. A tree survey has been included with
this request.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of this minor plat subject to the
Departmental comments included from Building Inspection and
Fire. The applicant has complied with these comments.

1. Fire lane to be platted as a 24 feet wide easement. However, actual width of fire lane
can be 16 feet if the notation "All residential structures to be equipped with a functioning fully
automatic fire sprinkler system. If the fire sprinkler systems are removed or cease to function,
a full twenty-four feet (24') wide fire lane shall be installed." is placed on the face of the plat.
