Dallas, Tx. 75225 (214) 484-3000 (214) 739- 0094 HISTORY: This property was originally platted in 1990, and as individual sites have been sold off, re-platting has occurred. Such is the ease with the current application as the owner wishes to replat five lots where two were phtted in 1990. TRANSPORTATION: Beltline Road is a six lane divided thoroughfare built to standard. Southwestern is a two lane asphalt roadway which will eventually be improved to a four lane divided street contained within 90 feet of right-of-way. Item 17 SURROUNDING LAND USE & ZONING: North - older single family conversions, Pinkerton Elem; C South - developing industrial uses; LI East - developed commercial, retail; R and C West - vacant; LI COMPREHENSIVE PLAN: The Plan indicates that industrial uses are best suited for this site. ANALYSIS: This plat was submitted as an outgrowth of the MJ Designs pending move to Coppell, and MJ's desire to locate in Park West Commerce Center. The initial plan is to begin development of an approximate 300,000 square foot warehouse and 50,000 square foot office building on Lot 1, Block 2 (the western portion of the plat), and to gradually move to the east to Lot 2 in the same Block. Because of a desire to develop LOt 2 as a contiguous whole, this replat abandons a 65 foot right-of-way for proposed Executive Drive. Staff is in general agreement with the replat provided: 1. minimum finished floor elevations need to be shown on the plat; and 2. a 20 foot maintenance easement should be continued along the northwestern portion of the plat as shown on the plat submitted. According to the attached letter, Prentiss Properties agrees to install Southwestern Blvd. at such time that the City of Coppell deems necessary; however, the letter does not address the width of the roadway expansion nor does it pinpoint the exact intersection at which the street will commence and end. It would be wise to get that clarification during this platting process. ALTERNATIVES: 1) Approve the replat. 2) Deny the replat. 3) Modify the replat.
