HISTORY: The preliminary plat for this parcel was denied by the Planning
Commission on December 16, 1993, January 20, 1994, March 14, 1994,
and on March 24, 1994.
TRANSPORTATION: MacArthur Blvd. is a P6D, divided four-lane thoroughfare
contained within a 110 foot r.o.w.; Beltline Road is projected to
be another P6D, but currently is a two-lane, undivided asphalt
road.
SURROUNDING LAND USE AND ZONING:

Because this property has not yet received a favorable recommendation for preliminary
plat approval, we must recommend denial of this submittal. There has been written
communication with the applicant (attached) which resulted in no response. Therefore,
denial is recommended.

RE: Riverchase Club Final Plat Review Request
Dear Mike:
Although I verbally conveyed to you at yesterday's Development Review Committee meeting
that we could not accurately review and comment on the above-referenced subdivision plat, this
letter serves as a follow-up to that conversation.
Section IV of the Subdivision Ordinance states that a final plat cannot be processed for review
until a preliminary plat has been approved. As you are well aware, the Planning Commission
has disapproved your preliminary plat.
I further advise you here that because of the Commission's action, this final plat is not ready for
processing. Although I would request a letter from you formally withdrawing this plat from
further consideration until the preliminary plat has been approved, lacking that letter, I must
recommend that this final plat be denied for the reasons discussed above.
