1. Riverchase Club Addition, Preliminary Plat, located west of the intersection of
Riverchase Drive and MacArthur Boulevard, at the request of CED Construction.
1. Minimum finish floor clcvations should bc provided for thc buildings north of
Rivorchasc Drive and adjacent to thc ~vcst property linc.
2. Corner clip right of way should bc provided for thc intersection of Rivcrchasc Drive
and MacArthur Blvd.
3. Visibility easements should be provided at the intersection of Riverchase Drive with
MacArthur Blvd. Any construction within the visibility easements should conform
to the visibility ordinance.
~1. Thc standard floodplain notc should bc added to thc faec of thc plat.
5. Right of ~vay should dedicated at thc southeast corner of Block 2, to allow for the
future widoning of MacArthur Blvd and/or to aoeommodatc future dual left turn
lanes on MacArthur Blvd. to Bcltlinc Road. The actual dimensions of the right of
way dedication should be provided.
6. Traffic is still a concern on this site.
2. Regency Court Addition, Preliminary Plat, located along the east side of MacArthur
Blvd., 1,249 feet north of Riverchase Drive, at the request of Dallas Area Affordable
Partners.
1. Should provide some information concerning thc impact of this dcvclopmcnt on thc
traffic at Bcltlinc and MacArthur. A traffic study was submitted on March 3rd,
however, at this time it has not been reviewed.
2. Standard minimum finish floor floodplain notc should bc added.
