RE: The Reserve
Dear Mr. Anderson:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Include the plat in the Civil set.
2. Sufficient right-of-way along Bethel Road will be needed to accommodate the City
Thoroughfare Plan requirement of 60'.
3. Provide an 8' brick paver band at the intersection of Penfolds Lane and Bethel Road.
4. The proposed island needs to be common area dedicated to the Homeowner's
Association.
5. See the City Streetscape plan for details on brick pavers in the ADA ramps adjacent to
brick paver bands.
6. Consider providing additional inlets along Penfolds Lane to pick up storm water as it
leaves Benson lane and before it enters Rosemount Court.
?. Consider moving the inlet in Rosemount Court to the west slightly to move it out from in
front of Lot I Block B, which will also allow the line to enter the proposed 24" RCP in
the direction of flow.
8. Provide some information as to what is proposed at the end of the 24" RCP adjacent to
Bethel Road. If this line ends as shown, provide concrete rip-rap to control erosion and
consider energy dissipators.
9. Concrete collar all pipe size changes.
10. The water line shown to end at Park Road needs to be looped back up to Bethel Road.
11. Refer to Coppell Standard Sheet SD3 for asphalt street repair.
12. Provide a 20' easement for the waterline between Rosemount Court and Bethel Road. If a
screening wall is proposed across thi, span, provisions need to be made to protect the
water line.
13. Show all utility crossings on the sanitary sewer profiles.
14. Show the elevation of the 100-year floodplain line. Also, no development will be allowed
in the 100-year floodplain.
15. For Block B, Lots 1~ and 16, the grading plan needs to follow the natural contours and
drain to the front.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
