Dear Mr. Anderson:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
l. All handicap ramps must meet Texas Accessibility Standards (T.A.S.)
2. Provide detail of concrete paving transition to the existing asphalt street (i.e., concrete
header, etc.)
3. Show the location of the proposed and existing utilities in a light line weight on the Paving
Plan and Profile sheets.
4. The proposed retaining wall in the right-of-way of Stonewick Lane at the end of the street is
not acceptable. Either a slope easement will need to be acquired or the length of the street
should be decreased to slope in the dedicated right-of-way.
5. An escrow check needs to be provided to the City to extend the paving and water line on
Stonewick Lane to the east side of the development. The check should cover all costs
associated with fill, paving and utility installation.
6. What happens to the drainage in the existing ditch on the north side of Deforest £ane, east
and west of Prestwick Court? Does the ditch need to be regraded? How will the drainage on
Prestwick Court be conveyed to the existing ditch on DeForest?
7. A floodplain permit will be required for the construction associated with the installation of
the 27" storm drainage pipe and slope end treatment.
8. There are some concerns from the City on how' drainage will be addressed along MacArthur
Blvd. It appears as though a Y inlet exists at the southwest comer of the development. Does
it fall into the right-of-way or will an easement need to be dedicated? Please label/show on
all plan sheets.
9. Indicate where the existing xvater meter along DeForest Road near the southeast comer of the
development is to be relocated.
10. Why is there an note on the Water & Sewer Plan to provide water service to an existing
house on Lot 127

11. What happens to the drainage on the east side of the development?
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
