Dear Mr. Anderson:
The City-' of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Provide detail of concrete paving transition to the existing asphalt street.
2. A.D.A. ramps need to be constructed at the time the streets are constructed.
3. Based on the amount of fill proposed for Stonewick Lane, how will this street be
constructed without sloping onto the adjacent property? It appears as though additional
right-of-way and/or slope easement will need to be provided.
4. An escrow check in the amount of the cost to extend Stonewick Lane and to construct the
sidewalk that will not be able to be installed ,,,,'hen the houses are built do to proposed
grades at the east property line.
5. A barricade needs to be provided at the end of Stonewick Lane.
6. What happens to be drainage in the existing ditch on the north side of Deforest Lane, east
and west of Prestwick Court? Will a drainage culvert be needed to convey drainage? How
will the drainage on Prestwick Court be conveyed to the existing ditch on Deforest?
7. A floodplain permit will be required for the construction associated with the installation of
the 27" storm drainage pipe and slope end treatment.
8. The following comments need to be addressed on the water and sanitary sewer sheet:
· Fire Hydrant locations must be approved by Travis Crump, Fire Marshal. He can be
reached at 972-304-3503.
· Indicate on the plans the location of proposed irrigation meters.
· A 5" Drop Manhole needs to be provided at sanitary sewer station 0+00.
· Make changes to Water & Sewer General Notes as indicated on the sheet.
· The proposed waterline for Stonewick Lane should be located on the north side of the
street.

· The waterline for Stonewick Lane may not be able to be constructed to the east
property line do to the changes in grade of the street at the property line. The waterline
may need to be cut short and money be escrowed to pay for the extension in the future.
9. Indicate the FHA grading for each lot. Also provide detail of each grading plan.
10. Show' the location of the 100 year floodplain on the grading plan. Provide note on the
grading plan stating that, "No fill or grading will be allowed in the 100 year floodplain."
11. Will retaining xvalls need to be constructed along the north sides of Lots 8 & 9?
12. The proposed screening wall, landscaping, and irrigation for this development must be
permitted through Building Inspection. Therefore remove the plan sheets from these plans.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
