north building. On the plan it is not clear if the entire pavement will be
in place during the first phase of constructkm. The applicant needs to
delineate phase lines on the site plan.

of this size require two londing spaces. This applicant is seeking a
variance for a single loadin~ space. From staff perspective, the loading
space shown on the site plan located at the northeast comer of the parking
area adjacent to Town Center Boulevard is extremely hnpractical. It is
unlikely to be used for that purpose because it is so far removed from the
office stnum~es. A more logical location for a single loadin~ space
would be in the center parking median between the two office buildings.
Staff is well aware that the plan as drawn could not ~_od_n~- a
loading space ia that particular location. Therefore, we suggest that the
applicant either modify the site pha to include two loadin~ spa~s, one of
each convenient to ench building, or seek a special exception from the
Board of Adjustment to · 'hminate both loading spaces.
As this is Town Center property the building elevations must be approved
by the Coppell Town Center Architeimm~ Review Board, as well as the
Commission and Council. Copies of the drawings were sent for Board's
review.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the prelimina~ plat and site plan subje~
to the following conditions betn~ met:
1) Delineate phase lines on site plan.
2) Redesign loadin~ space.
3) Board of Adjustment grant a special exception for loading
4) CoppeH Town Center Architectural Review Boasl approve
build/ns elevations.
