Box 478 Coppell, Texas 75019 214-462-0022 July 19, 1995 Jerry Ragsdale Republic Property Group, Inc. 8440 Walnut Hill Lane 8th Floor Lock Box 3 Dallas, Texas 75231 Re: MacArthur Blvd. Maintenance Dear Mr. Ragsdale: This letter is written as a follow up to our telephone conversation in which we discussed recent Council action concerning the maintenance of MacArthur Blvd. It has recently come to my attention that there could be some confusion over what the City has actually taken over in regards to the maintenance of MacArthur Blvd. To be consistent with our activities city wide, it is the City's intent to take over the maintenance of the medians only. At no place within the city limits, when the adjacent property is developed, do we maintain the street parkways. We do perform some right-of-way mowing, if necessary, adjacent to the right-of-way in open fields. Because it is not the City's intent to take over the maintenance of the parkways, it will continue to be the responsibility of the adjacent property owners or Homeowners Associations to maintain the parkway areas behind the back of the curb. As stated above, the City has only taken over the maintenance of the medians to be consistent with our activities city wide. Singer 822 Mallard Drive Coppell, Texas 75019 Dear Mr. Singer~ I received your letter of June 29 and the $72.00 check which you enclosed. You requested that your check be accepted by the Homeowners Association as a full settlement of any claims it may have against you. You refer in your letter to a recent meeting of the Coppell City Council in which it adopted an ordinance to assume maintenance responsibilities for MacArthur Boulevard within the Riverchase Development. For over one year the Homeowners Association has been quietly and cordially negotiating wi~h Coppell City officials for th~s ordinance. We felt it was unwise to politicize the matterandchose not to do so. We have worked very closely with Steve Parsons during tb/s ~eriod and have offered our full cooperation in ~lementing a d~vision of the neighborhood into two homeowners associations. Steve and his partners will take the lead on organizing a new association for your area and we will work closely with him in solving the mechanical issues in the change. It is Steve's goal to have this accomplished by the end of 1995, whichwould seem to be an ideal time. Although we found your charges and innuendos to be distasteful and an irritant, under the circumstances, we acceptyourofferand will cash your check. You may now correspond withMr. Parsons.
