A Traffic Impact Study should be provided showing the impact of this development
on MacArthur and Beltline. Also, Fairway Drive should be constructed from
Riverchase to Beltline Road at this time prior to any development in this phase.
2. The adjacent use immediately west of this site should be shown.
3. All common areas should be labeled as such.
The landscape easement immediately north of Lots 1-4, Block B also doubles as a
15' alley. Therefore, the alley should be relocated so that it is adjacent to the 15'
landscape easement not on top of it.
Generally located on Block E of Phase II is a low area that stands in water. The
U.S. Army Corp of Engineers should be contacted to determine if this will be
classified as a wetlands. It is approximately 1 acre in size.
The original zoning approval for Riverchase requires irrigation and landscaping on
the south side of the railroad and the north side of Beltline. Plans that show those
improvements should be provided.
7. Has there been any consideration given to the impact of the railroad on this
development when additional freight traffic is rerouted to the DART Railroad?
8. The utilities should be placed behind the back of the proposed curb.
9. Drainage plans should be provided.
10. Sheet 1 of 2 of the preliminary utility plan should be provided. It was not included
in the initial submittal.
11. Manholes will be required in lieu of the cleanouts at the end of the sewer lines.
12. Please verify that Lone Star Gas will allow you to construct a screening wall across
their 20' easement.

13. All information concerning this site will be required to be submitted to the City on
computer diskette compatible with the City's computer system. Please contact Doug

Village at Cottonwood Creek, Section V, Preliminary Plat, located at the northeast
corner of Coppell and Thweatt Roads, at the request of Tipton Engineering, Inc.
1. You should relocate your entrance from this site to Thweatt Road to be centered
between Winding Hollow Lane and Coppell Road.
2. The correct zoning both adjacent to and on this site should be shown.
3. Oak Bend Subdivision should be shown and labeled.
4. Escrow will be required for Coppell Road and Thweatt Road.
5. You should investigate if there is an existing TU easement and/or Brazos Electric
Power Company easement adjacent to this site. If so, it should be shown.
Will Lone Star Gas allow you to plat the lots across their easement and/or fence
across their easement and/or construct driveways across their easement? You
should contact them concerning the usage of the easement. It quite possibly could
affect the usability of Lots 16-22, Block A.
7. A tree survey should be provided.
8. Utility plans should be provided.
You should provide an alley that turns back to your proposed street between Lots
1 and 2, Block A. In conjunction with that, you should explore the possibility with
the Homeowners Association of Villages of Cottonwood Creek, Section III of
abandoning the existing alley connection on the west side of Villages of Cottonwood
Creek Section III that connects to Minyard Drive.
9. Misty Haven Drive should be labeled as Minyard Drive.

All screening walls should be labeled as such. They may necessitate the dedication
of a wall easement adjacent to the alley sections and/or lots adjacent to Coppell
Road and Thweatt Road.
