(Engineer) Mr. Bill Anderson 16250 Dallas Parkway Suite 100 Dallas, Texas 75248 (214) 931-0694 HISTORY: In September 1990, this 47 acre parcel was rezoned from (SF-0) Single-Family-O, to (SF-9) Single-Family-9. At that same Council meeting, a preliminary plat on 27.5 acres was approved allowing 84 single-family lots. In July of 1991, Planning Commission recommended denial without prejudice of this 47 acre zoning request because of some unresolved open space issues dealing with the kind of open space being proposed, and maintenance of that open space. Adoption of the (SF-9) zoning classification was also at issue. The owner of the property (First Gibraltar Bank, FSB, of Houston) has now requested that the zoning change ordinance be submitted to City Council. TRANSPORTATION: Before this parcel can be developed, Riverchase Drive will need extension. Riverchase is proposed to be a four lane undivided arterial contained within a 70 foot right-of-way, and shows on the Thoroughfare Plan as a C4U street. Box 478 Coppell, Texas 75019 Dear Gary: Pursuant to our' work session ye~t. erday, following is a summary of how we would propose dealing with the landscaping and maintenance of the linear park, as well as the other issues raised at the work session. As discussed, we would propose to turn the linear park into a green space area. This area would be seeded, as necessary, and mowed on a regular basis. We would propose to do this in conjunction with the development of the first parcel of the property in question, which, actually, abuts the linear park. Thereafter, the maintenance of the linear park wouid be assumed by the existing homeowners' ~ssociatlon. With respect to the second access road to Belt Line Road (Fairway Drive), wt~ich was or[g~na!ly contemplated to bm located east of Mac Arthur Boulevard, we believe that this i. ssue should be addressed at the time that the parcel abutting t~i~ proposed street is developed.
