Konstantine Bakintas, P.E. 309 W. 7th St., Ste 500 Fort Worth, TX 76102 RE: Princeton Park Office Building Phase II Dear Mr. Bakintas: The City of Coppell has reviewed the referenced plans and has the following comments to offer: : /1. Include a paving plan sheet in the civil set that shows dimensions for all proposed paving and the paving design for each section of paving (parking, fire lane, drive approach). /2. All engineering sheets need to be sealed and signed by a registered professional engineer. t 3. Included with this development, a 5'-wide sidewalk needs to be constructed along Denton Tap Road and a sidewalk needs to be constructed along Town Center Blvd. to match Phase I. ~4. On the grading/drainage plan, use a runoff coefficient of 0.9 for all drainage areas as per the Dallas Drainage Design Manual. 5. Provide hydraulic calculations for the proposed 2'x2' grate inlet to verify the entrance capacity. /6. Please move the proposed storm drain system profile to a separate plan sheet. All hydraulic information needs to be shown on the profile including HGL, Sf, V, Q]00, etc. /7. Drainage area 5 needs to be re-graded such that it does not drain to the adjacent property to the south. This area should be graded to drain to the east or west. Provide a detail of the connections between RCP and the trench drain. Please try to modify the utility plan to better indicate what is Proposed and what"is existing.. The fire protection plan and fire hydrant locations need to be approved by the Fire Marshal, Travis Crump. He can be reached at (972)304-3503. Use City of Coppell Standard Construction Details for all items covered in those details, particularly standard inlets and paving details. There are various other minor comments throughout the plans.
