SIZE OF AREA: 3.47 Acres

HISTORY: There has been no recent development history on this parcel although
considerable residential activity is occurring adjacent to the golf course.
TRANSPORTATION:
Riverchase Drive is an improved (C4U) four-lane undivided thoroughfare
contained within a 60 foot right-of-way, which extends from MacArthur
Boulevard to Sandy Lake Road.

COMPREI4F~NSIVE PLAN:
The Comprehensive Plan shows parks and open space as most appropriate
here.
ANALYSIS: This request is submitted to amend the existing S.U.P. for the Riverchase
Golf Club in order that an approximate 4000 square foot golf cart storage
building can be added to the development plan. In addition, the Club is
moving forward on new construction at the facility including a remodel of
the existing 4400 square foot maintenance building, construction of a new
club house, pro shop, and restaurant/grill in a 6300 square foot building,
and redesign and construction of new parking facilities. Included is a
landscape plan and rendering of the completed development.
Based on parking required for these existing and projected uses, 127
spaces would meet code. The plan before you shows 191 spaces which
includes those necessary for a restaurant/lounge/kitchen facility. It should
be mentioned that when our zoning ordinance was changed in 1991
relative to districts which allow restaurants, a golf course with a restaurant
facility was permitted on property zoned single-family with a Special Use
Permit for a golf course and clubhouse. This property retains that zoning
right.
Because this plan is in agreement with the original approved S.U.P.,
parking more than meets our standards, the added golf cart structure is in
keeping with the spirit of over-all development, a rendering has been
provided to depict build-out, and the proposal is in conformance with the
Comprehensive Plan, staff recommends approval of the request.
