RE: Request for a variance to delete 3170 If. of sidewalk
along Riverchase at Golf Course
Jay Patterson of Terra Corporate Joint Venture is requesting
a variance to delete sidewalk along golf course from MacArthur
to the golf cart crossing (approximately 3170 if). Citing
a concern for individual safety from errant golf balls. His
representative at Council will be Jeff Turner.
They have submitted a letter requesting a variance and a detail
drawing. Staff has reviewed this request and feels that their
concern is warranted not only from golf balls, but also from
golf carts and potential pedestrains walking into golf course.
The sidewalk along the opposite side of the street is to be
installed for pedestrian traffic. Sidewalks will tie back
together at north property line of golf course at approximately
the Club House entry. With all items considered, staff has
no problems with their variance, if Council wishes to approve
it.

Dear Mr. Morton:
Acting as a representative for the owners of The Riverchase
Development, Terra Corporate Joint Venture, I request that a variance
be granted for the exclusion of the sidewalk on the north side of
Riverchase Drive adjacent to the golf course. Our main reason for the
exclusion of the sidewalk is for the safety of individuals from errant
golf balls.
As a group we also feel that the area will be more attractive and
pleasing to the eye, as there will be a natural appearance and
transition from the street curb into the golf course. To deter
pedestrian and vehicular traffic through the golf course from
Riverchase Drive and vice versa, a small ornamental wrought iron fence
will be installed. Additional trees will also be planted to help
restrict errant golf balls and to further enhance the area.
We ask that this variance only apply to the interface between the golf
course and Riverchase Drive on the north side of Riverchase Drive from
the intersection of MacArthur Blvd. and Riverchase Drive eastward to
the southeastern property corner of the SF-O tract.
Please consider this variance request and place it on the next agenda
of the City Council, Board of Adjustment or Planning and Zoning
CommissJ. on, as appropriate. If you or your associates need additional
information, maps, or plans, I will be happy to supply them.
