This letter is written as a follow-up to a conversation between yourself and Suzan Taylor, of my
office, concerning the City of Coppell's request for a temporary slope easement on your property.
Since that time, it was discovered that actually a small portion of right-of-way is necessary for the
construction of the connection of Creekview Drive to Freeport Parkway..
With this letter, I am enclosing a portion of the construction plans along with a metes and bounds
description and exhibit of the 816 square feet of right-of-way necessary for the connection of
Creekview Drive to Freeport Parkway. The requested right-of-way is a triangular piece of land that
extends the City's southern property line until it intersects the dedicated fight-of-way of Freeport
Parkway. It is drawn in red on the enclosed construction plans. Because of the right-of-way
necessary, to construct the roadway, the City of Coppell no longer requires a temporary construction
easement. As can be seen on the construction plans, all sloping is now contained w/thin the new
right-of-way. This project has been awarded to a contractor and it is anticipated that construction
will begin in the very near future.
The most expedient way to dedicate the right-of-way to the City of Coppell would be by a quit
claim deed very similar to the ones utilized to deed back half of the old State Road to the City of
Coppell and to Champion Partners.
Once you have had an opportunity to review this information please contact me so that we can
determine the best way to bring about the dedication of the right-of-way for the connection of
Creekview Drive to Freeport Parkway.

DESCRIPTION
BEING all that certain tract or parcel of land situated in the JOHN VEST SURVEY,
Abstract No. 1508 in the City of Coppell, Dallas County, Texas, and being out of Lot 2,
Block A, FREEPORT PARKWAY EXTENSION, an addition to the City of Coppell,
recorded in Volume 2001-092, Page 00037 of the Plat Records of Dallas County, Texas
(P.R.D.C.T.), and being more particularly described as follows:
BEGINNING at the northeast corner of Lot 2, Block A, being on the southwesterly right-of-
way of Freeport Parkway and on a curve to the left whose chord bearing is S 17°12'09'' E;
THENCE Southeasterly, along said right-of-way and curve having a central angle of
03°07'17'', a radius of 1,411.12 feet, and an arc length of 76.87 feet to a corner;
THENCE S 89o07'47.. W, departing said right-of-way, a distance of 22.84 feet to a corner
on the west line of Lot 2;
THENCE N 00°04'53'' E, along the west line of Lot 2, a distance of 73.77 feet to the POINT
OF BEGINNING and containing 816 square feet or 0.019 acres of land, more or less.
