On July 12, 1994, City Council approved a special use permit for
Little Caesar's Pizza located at Suite 170 at this retail center. The
final plat for this cemer was approved by City Council on February
8, 1994.
TRANSPORTATION:
MacArthur Boulevard is a P6D, divided six-lane thorouglffare,
contained within a 110' right-of-way. Beltline Road is a P6D, east
of MaeArthur, contained within a 120' fight-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
regional retail uses.
DISCUSSION:
The applicant is the owner of Bruno's Italian restaurant located in Valley
Ranch. He is leasing 3,000 sf of space in the Riverchase Plaza and is
proposing a pasta and pizza restaurant with a private club to serve beer and
wine. This is a family-oriented eating establishment that will be opened
from 11:00 a.m. to 10:00 p.m. Monday through Thursday and 11:00 a.m.
to 11:00 p.m. Friday and Saturday.
Total seating capacity at the facility is 86. Building Inspections
Department initially had a concern that there was only 1 exit shown on the
Floor Plan. According to code, any establishment with seating capacity
over 50 is required to have 2 exits. The applicant has addressed the
concern, however, the Building Official will have to approve the location
of the two exits. Another requirement of the applicant is that a 750 gal.
grease interceptor should be installed outside the lease area. Grease hoods
may be required depending on cooking operation. Based on staff
conversations with the applicant, they will be providing two grease hoods
in the food preparation area.
The proposed white channel letter sign measures 50 square feet and meets
city requirements. Based on the parking analysis provided by the applicant
there is sufficient parking at the center.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this special use permit request subject to the
following conditions being met:

The hours of operation will be from 11:00 am to 10:00 pm Monday through
Thursday and 11:00 am to 11:00 pm Friday and Saturday.
The sale of beer and wine on the premises is permitted as provided by State
Law.
The Building Official shall approve exit door locations. (See Building
