RE: Riverchase Plaza Phase II, Lot B-R Construction Plans / Second Review
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. Provide a plat with the next set of review plans.
2. On the drainage area map, an off-site drainage easement is required in order for surface
flow to drain to drop inlet.
3. Provide a master storm sewer plan to show how the plaza is picking up storm drainage
when the furore pad sites are built out.
4. On the grading and drainage plan, show the % slope for the 18" lateral to Line 1.
5. Use 18" RCP instead of 18" CMP. Also, the 18" pipe may need to be larger in order
for the future pad sites east of this development to tie into. Provide stub outs for this.
6. Standard Construction Details do not have to be attached to the plans. The details must
be on the construction site.
7. Set the domestic and irrigation meters in the right-of-way or easement outside of the
sidewalk.
8. Provide two sets of revised plans and the mark-up set in the next submittal.
Once these comments have been addressed, the revised set of plans should be resubmitted to the
