Box 478 Coppell, Texas 75019 214-462-0022 August 23, 1995 Healthways Family Medical Center Riverchase Plaza Lot B-R Dear Mr. Middleton: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. The abstract number shown on the title sheet is shown incorrectly. 2. Standard details should not be included in the plans unless they are being modified. If details are modified, provide note stating the changes. 3. Change general note (10) to require silicone joint sealant. 4. All dimensions need to be shown on Dimensional Control Paving Plans. 5. Tree islands are required every 12 spaces as per the Zoning Ordinance. If you have any questions or comments contact Gary Sieb, Planning Director, at 304-3675. 6. Provide an on-site drainage system. 7. On water/sanitary sewer utility plan sheet address the following comments: a. Provide a cleanout adjacent to Riverchase Drive as shown on Sheet 4, b. Label sanitary sewer line, c. A double check valve is required at water meter located on MacArthur Blvd. Also, this needs to be placed in the right-of-way or easement, d. Provide a note that all water taps will be wet taps. 8. Howard Pafford, utilities Superintendent, has a comment regarding the proposed slope of 4" sanitary sewer line. The maximum allowable velocity in sewer line is 15 fps. If you have any questions contact Howard at 304-3545. There are various other minor comments throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
