(Engineer) 12800 Hillcrest,//200 Dallas, Tx. 75230 490-7090 HISTORY: This property was platted into six pad sites approximately four months ago TRANSPORTATION: MacArthur Blvd. is a P6D, divided six-lane thoroughfare, contained within a 110 foot r.o.w.; Beltline Road is a P6D, east of MacArthur, built to Coppell development standards in a 120 foot r.o.w. Another point of access to this property is Riverchase Blvd., a C4U street, 4 lanes built to standard in a 60 foot r.o.w. Item 11 SURROUNDING L~,ND USE & ZONING: ~orth - Riverchase golf course; SF-12 SUP South - Commercial development; LI East - Vacant; MF-2 West - Vacant; O and R COMPREHENSIVE PLAN: The Plan shows this tract to be utilized for commercial development. ANALYSIS: During its December meeting, the Planning and Zoning Commission reviewed the preliminary plat for Riverview Plaza and recommended approval. Subsequently, and after several conditions primarily related to traffic concerns were addressed, the final plat was approved in February and construction has begun on several of the pad sites. This replat reduces the number of pad sites from six to five to accommodate a user (we understand it is a day care facility) who needs more area than reflected on the original plat. Because our earlier concerns were addressed before the original final plat was filed, staff has no objection to the replat provided: -changes from the original must be clearly shown on the replat -an access easement parallel to Riverchase Drive across lot "D" may be needed -revised lot lines must be clearly shown -utility abandonment must be approved by those utilities affected ALTERNATIVES: 1) Approve the replat request. 2) Deny the replat request. 3) Modify the replat request.
