(Engineer) 12800 Hillcrest, ~f200 Dallas, Tx. 75230 490-7090 HISTORY: There has been no recent platting history on the subject tract TRANSPORTATION: MacArthur Blvd. is a P6D, divided six-lane thoroughfare, contained within a 110 foot r.o.w.; Beltline Road is a P6D, east of MacArthur, built to Coppell development standards in a 120 foot r.o.w. Another point of access to this property is Riverchase Blvd., a C4U street, 4 lanes built to standards. Item 16 SURROUNDING LAND USE & ZONING: North - Riverchase golf cOurse; SF-12 SUP South - Commercial development; LI East - Vacant; MF-2 West - Vacant; MF-2 (plat pending consideration) COMPREHENSIVE PLAN: The Plan shows this tract to be utilized for cOmmercial development. ANALYSIS: During its December meeting, the Planning and Zoning Commission reviewed the preliminary plat for Riverview Plaza and recommended approval. At that time, staff had numerous cOncerns with the engineering plans submitted and the potential traffic problems that could occur on this site. These issues have been resolved at staff level and with the City Council, and the applicant has amended his plat and plans to reflect these concerns. Several conditions were attached to the preliminary plat approval during City Council consideration. The conditions of approval are as follows: 1) Right turn only into the property at the southwest corner; 2) a right turn lane from MacArthur Boulevard to Riverchase Drive, (as volunteered by the applicant at the January 1 lth City Council public heating), and; 3) Modification of MacArthur Boulevard median. Because this land is zoned for commercial use, the Land Plan calls for it to be utilized as commercial use, and the applicant is proposing commercial use, staff is in general agreement with the request. ALTERNATIVES: 1) Approve the final plat request. 2) Deny the final plat request. 3) Modify the final plat request. ATTACHMENTS: 1) Final Plat
