HISTORY:
There has been no recent platting history on the subject tract
TRANSPORTATION:
MacArthur Blvd. is a P6D, divided six-lane thoroughfare,
contained within a 110 foot r.o.w.; Beltline Road is a P6D east
of MacArthur built to standard in a 120 foot r.o.w. Another point
of access to this property is Riverchase Blvd., a C4U street, 4
lanes built to standard.

COMPREHENSIVE PLAN:
The Plan shows this tract to be utilized for commercial
development
ANALYSIS:
Because this land is zoned for commercial use, the Plan calls for it to be
u 'tflized for commercial use, and the applicant is proposing commercial
use, staff is in general agreement with the request. However, the
landscaping guidelines called out in plat approval have not been met for
the MacArthur primary image zone, and minor alterations need to be
made prior to approval including:
the proposed 15 foot utility easement south of Riverchase Drive
should be a minimum 20 foot wide
a more detailed drainage study will be required before a final plat
can be reviewed
because of traffic concerns expressed by Engineering, the
applicant is requested to undertake a traffic study (not u~like the
one undertaken when Boston Chicken was contemplating a move
west of MacArthur, south of this area). Staff's concerns include:
vehicles wanting to go south on MacArthur must make a u-
turn at Riverehase or the existing median, OR will have to
exit on Riverehase and go through the
MacArthur/Riverehase intersection
the overall ingress/egress to/from the property
median reeonfiguration
If the applicant can n~t provide the information which will make
Engineering comfortable with the traffic flow, and if we do not have a
landscape plan to review and comment upon before the Commission
meeting, staff would recommend that the plat be denied. If these issues
are addressed satisfactorily prior to the Commission meeting, approval
would be in order.
