Wrangler Drive is currently under constnlction and will become a
4-lane undivided collector street in a 60'-wide right-of-way. Both
Lakeshore and Crestside Drives are C2U, two-lane undivided road
built in a 60'-wide right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
light industrial and showroom type of uses.
DISCUSSION:
The site plan for Lot 1 should conform with the site plan approved for
the special use permit, if in fact a special use permit on the property is
recommended for approval. Assuming Commission is not comfortable
with approving the special use permit, this application must be denied.
However, if the Commission members approve the zoning case,' this
application could be approved with conditions.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends denial of this preliminary plat. However, if the
Planning Commission approves the special use permit application, then this plat
would have to be approved with several conditions as they apply to hours of
operation, truck activity and parking, screening, tree reparation, and aesthetics
consideration.

COMMENT STA TUS: PRELIMINARY
The Tree Preservation Ordinance allows developers of non-residential properties to
take a landscaping credits for adding trees, up to 50% of the total reparation due for
removal of trees. In the case of Rollins, 98 inches of protected trees are to be removed
with none being preserved. Therefore, the trees which are being added to the site will
make up for 50% of the required reparation for the removed trees. An additional 49" of
trees require reparation per section 34 of the zoning ordinance.
