We have reviewed the above referenced subject and offer the
following comments.
1. Applicant should escrow, at this time, their portion of
funds required for the future improvements to Sandy Lake
Road. This roadway is classified ultimately as a 6-lane
divided major thoroughfare. Based on a future estimated
cost of $200.00 per front foot for this roadway and 60.43 LF
of frontage still unimproved, the escrow should be in the
amount of $12,086.00. The actual amount due to the City
will be based on the actual cost when constructed and the
escrow account adjusted accordingly at that time. This
escrow will be required in lieu of the construction of a
half street.
2. Applicant should add to the final plat the Floodplain Permit
note as required per the City's Comprehensive Floodplain
Ordinance, paragraph 4, page 34. This particular parcel,
however, will be "Not Applicable" regarding a Floodplain
Development Permit.
