ENGINEERING: 1) Please submit water and sewer plan (Preliminary).
Show the existing culvert on the N.W. corner of the property. According to
p & p Engineering, the size of the existing storm sewers are 36" not 48" RCP.
3) Please coordinate with Connell/Skaggs Addition for Drainage Improvements,
in the N.W. corner.
4) Fire lane width is 24' min. Please check with Fire Dept. for Z0' fire lanes.
5) Provide Hydraulic calculation chart at the time of final platting.
6) Provide legal description of the site on the preliminary plat.
BUILDING IN SPECTION: 1) Need 3 30' X 1Z' loading spaces for Albertsons.
Need 1 30' X 1Z' loading space for space marked Anchor.
3) Need Z 30' X 1Z' loading spaces for Retail one space.
4) Need 1 30' X 1Z' loading space for Retail two space.
FIRE DEPARTMENT: 1) Fire hydrants required every 300 feet.
Z) Fire hydrants and water system must be operational before construction begins.
3) The access roadway shall be extended to within 150 feet of all portions of the
exterior walls of the first story of any building.
4) Uniform Fire Code, 1985 is applicable.

DEVELOPMENT INSPECTIONS:
1) Will need Soils Report to determine if sub-grade will require Lime Stabilization.
Z) Use of cushion sand under paved surfaces is not allowed.
3) Prior to beginning construction - a Pre-Constrnction Conference must be
scheduled with the Chief of Land Development. (Contact Steve Morton at

DISCUSSIONS ~D CONCLUSIONS
Howard Herrington opened the meeting with a brief summary of
events leading to today's meeting. Items covered included cu,-
rent status with the anchor, Albertsons, and efforts to secure
two or more junior anchors including possibly a health club.
Taryon opened the meeting to comments from staff:
General Telephone had no comments or problems.
Tim Bradshaw of TP~L indicated that the major feeder lines woul.l
need to circumvent the perimeter of the site to provide access
the out parcels. Service will be overhead. Dale Jackso'~
reminded Mr. Bradshaw that the city has an ordinance tha~
requires all new service to be underground. Mr. Bradshaw indi-
cated that TP~L installs only overhead unless the developer want~
to bear the difference in cost for underground. Mr. Jackson sail
that he would follow up to confirm that the ordinance was cot'-
rect.
Fire: Requires a fire hydrant every 500' - ordinance require;
24' firelanes - however, Mr. Kurtz indicated that in previou~
discussions with the Fire Chief that 20' was adequate if
building was sprinklered.

Ginn Engineering Gabe Favre: Observed that the Plat will
require a complete survey description. Also, they did not
receive copies of the water and sanitary sewer plan. Jim Kurtz
indicated that the plans had been submitted but that he would
send additional copies. In addition, Mr. Favre observed that the
left turn only condition along Main was unacceptable. Mr. Kurtz
reminded him that in a previous meeting with Mr. Ginn, he had in-
dicated that the condition was acceptable. Mr. Favre will take
the matter up with bir. ginn. Howard reminded staff that both the
Owner of this tract and the Connell shopping center has expressed
a willingness to bear the cost for expansion of Sandy Lake which
should be taken into consideration. Also, bfr. Favre requested
that 50' and $0' radii be shown on the plans at all bends in th~
firelanes.
Shohre Daneshuand asked that drainage improvements be coordinated
with the City - also, the culverts shown are actually 56", nct
48". Mr. Kurtz observed that they are undersized in any event.
Steve Martin indicated that before development, the city would
require a traffic flow analysis dealing with access to the site.
Dale Jackson offered the observations:
On the plans show truck loading spaces as follows:
3 - 30' x 12' spaces for the main anchor
2 - for Retail 1
1 for Retail 2
1 for the Junior Anchor
Taryon Bowman requested that all existing zoning surrounding the
site be shown on the plans.
Revised submittals must be in by 3:00 on Monday of the followir:g
week.
