Upon completing review of the above referenced project, we offer
the following comments:
1. Preliminary plat needs additional information provided as
per the Subdivision Ordinance.

2. Maximum fire hydrant spacing should be 300 feet. Also
please indicate water/sewer services for lots 1 thru 5.
Indicate water/sewer demands.
3. Provide right-of-way dedication along Sandy Lake Road for
110' width future right-of-way and 130' within 300 feet of
intersection.
4. Coordinate drive openings across Sandy Lake Road to north
and Denton Tap to east with those adjoining owners.
5. Minimum spacing of median openings along Denton Tap shall be
420 feet.
6. Minimum spacing between drives shall be 150 feet.
7. Surrounding zoning on present zoning map indicates "C"
Commercial, not "R" Retail.
8. Maximum width on drives shall be 30 feet.
9. Need to identify drainage design proposed so that system can
be evaluated. Appears that entire site "sheet" flows to
north drives, but no further provisions seem to be made.
Please clarify. Drainage of this area is very important.
