Ste. 300 Dallas, TX 75231 Round Oak Estates Construction Plans Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1) 2) 3) 4) Make the spelling corrections to the plan approval paragraph. Will the proposed flume in the northeast comer be located in an existing right-of- way? If not, an easement will be required. The City Engineer has made a comment on the Water and Sanitary Sewer plan sheet regarding the difficulty of providing a driveway to Lot 20. On one side there is a proposed inlet and on the other side there is a proposed manhole. Even though the manhole appears to be in the flat part of the future driveway it could still pose a problem. He recommends trying to relocate the manhole further west. Referring to the Water and Sanitary Sewer plan sheet, the connection of the proposed 8" water to the existing line needs to coordinate with the Water Utilities Division. Also, make the following changes to the notes shown on the plans: Connect to existing 8" water and install 8" x 8" Tee and 8" valve if line extends to this point. If not, connect ends of existing lines. Also provide a pillow note stating: Prior to making this connection contact Howard Pafford with the Water Utilities Division at (214) 462-8495 and coordinate this tie with the Water Utilities Division. 5) On the Grading and Erosion Control plan sheet, the City Engineer is concerned that the area located in the southeast section of the subdivision will not properly drain once development takes place and fences are installed. Please review and make any changes to correct this concern. There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
